We take our responsibility very seriously. At Western Sky Home Inspections, we inspect your home as if we were inspecting a home for one of our family members. CALL OR SCHEDULE ONLINE TODAY and experience the best home inspection in Southern Colorado.

HOME
INSPECTION

A home inspection is a visual inspection of the exterior, structure, roof, garage, attic, basement/crawlspace, plumbing, electric. heating & A/C and interior rooms of a home.  It will include an evaluation of the installed & readily accessible components of the home.  You will be able to walk away from the inspection knowing, in a clear way, what the immediate and major issues are (if any), and what items will need repair and/or maintenance in the near term.

RADON TESTING

Testing is the only way to know if you and your family are at risk from radon. The EPA and the Surgeon General recommend testing all homes in the lowest livable area. If levels are found to be higher than 3.9 pCi/L then a radon mitigation system can be installed to lower these levels. Some radon reduction systems can reduce radon levels in your home by up to 99%. Even very high levels can be reduced to acceptable levels.

SEWER SCOPE

A sewer scope inspection is exactly what it sounds like. A professional inspector will inspect the sewer line of your home by inserting a flexible borescope camera into your pipes. Then, the camera will be guided into the sewer line, which drains your home’s wastewater into the sewer system. Using this camera, the inspector will perform a comprehensive inspection of the sewer line, and look for things like cracks, damage to the lines, roots that have grown through the pipe, and any other potential concerns. Access to sewer lines must be accessible in order to perform sewer scope. If there is no access to inspect the interior of the home's sewer lines then the sewer scope can not be performed.

WATER POTABILITY
TESTING

Having your well water tested is crucial. While some contamination issues are obvious to determine either through tastes, scents or discoloration, there are those that are difficult to detect without a professional water inspection. We offer high-quality well water inspections and testing, ensuring to deliver accurate and timely results every time. This does not include an inspection of the well itself and only water potability. For a well inspection, we recommend Rick's Pump Service in the Fremont County and Custer County areas.

INSPECTION

Before you sell your home, be sure that you are prepared to answer all the questions home buyers may ask you about your home. By having a quality inspection done beforehand, you are ultimately setting yourself up for success. Home buyers may even forgo a home inspection if they see that you have already done one in advance.

Whether you are a landlord needing an inspection post move out to educate yourself of damages or things that need to be addressed or a tenant wanting a pre move-in inspection for documentation purposes,  Western Sky Home Inspections of Southern Colorado is the perfect resource.

New construction inspections are performed before the buyer accepts and takes responsibility of the home from the builder. A detailed inspection is performed to identify both minor and major discrepancy items to provide the buyer with a list of items for the builder to repair or address before final acceptance. You may be surprised what is found during new construction inspections, as not all builders are created equal.

This is also called the 11 month inspection or the one-year inspection for some builders, which allows the homeowner to have any blemishes, flaws, or issues remedied. Before that one-year is up, you would want to hire a home inspector to investigate the home for anything you might not have noticed or see is happening.

This kind of inspection is a full look at your home from foundation to flue, and everything in between. Some inspectors only look at individual items or offer limited inspections. Make sure you know what you’re getting and opt for a full evaluation of the house.

Jordy Berson

Best inspection I've had, and I've had a lot of them. I say this because of expertise (he used to be a contractor), thoroughness and cost. He's also personable, responsive and friendly. There are lots of decisions around home buying - let this one be easy. He'll do a great job for you.
